Yas Island recorded AED 7.3 billion in residential sales in the first half of 2026, according to the Abu Dhabi Real Estate Centre (ADREC). The number is notable on its own, but the more telling story is who is building there now and why.

Several developers have moved into the wider Yas corridor in the past year. Sobha Realty has entered the Abu Dhabi market with Sobha City in Al Bahiya, positioned close to the island.

Ohana’s Manchester City Yas Residences is taking shape along Yas Canal and has launched a second phase following early demand. Aldar, the island’s principal developer, continues to add supply through communities including Yas Riva Reserve.

The result is a corridor that now carries large-scale residential communities, branded residences, and waterfront villas from competing developers – a level of activity that wasn’t there even two years ago.

“The concentration of development on and around Yas Island reflects developers’ confidence in the area’s long-term potential and helps strengthen buyer and investor confidence. At betterhomes, we continue to see demand for well-priced ready properties, from studios to villas, showing that Yas appeals both to investors and people looking for a home today,” Nada Osman, Director of betterhomes Abu Dhabi said in a statement.

For buyers, that framing matters. Yas already combines established residential communities with retail, leisure and entertainment infrastructure. Planned additions, including Disney Abu Dhabi and Sphere Abu Dhabi, will extend that mix further, giving residents access to a broader amenity base than most comparable addresses in the capital can offer.

The pattern emerging across the corridor suggests Yas is moving beyond its identity as Abu Dhabi’s primary leisure destination. The residential development now filling the land around and adjacent to the island points toward something closer to a self-contained urban quarter, where the attractions are context rather than the main event.
