Aldar has announced the launch of the first phase of Yas Park Place, a community on Yas Island that introduces a garden-led living concept on one of the UAE’s destinations.
The development is located on the north side of the island, close to the upcoming Disney Abu Dhabi and Yas Acres Golf & Country Club.
It also sits near the island’s leisure and entertainment offerings, including Yas Mall, Ferrari World Abu Dhabi, SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Marina Circuit, Yas Waterworld, Yas Links, and Topgolf.
Aldar announces Yas Park Place on Yas Island with studios, apartments and duplexes
Yas Park Place comprises six mid-rise buildings overlooking Yas Central Park. The development offers a collection of studios, one-, two-, and three-bedroom homes, and two-bedroom duplexes. The homes have been designed to maximise light, functionality, and indoor-outdoor connectivity.
The first phase of sales will be available to buyers from Thursday, April 16.
Residents can explore the island on foot, by bicycle, or by car. The development has access to the Yas Acres road network and the island’s walking and cycling paths. The E11 highway provides connectivity to Abu Dhabi city, Zayed International Airport, and Dubai.
At the heart of the community is a podium level inspired by desert oases, acting as a sanctuary that weaves between the buildings and promotes wellness, movement, and connection. A sequence of gardens defines the podium:
- An Aqua Garden with splash pads, arch jets, and water features designed for play and cooling microclimates.
- A Reflective Garden with a plunge pool and lawns for relaxation.
- A Zen Garden with yoga decks and meditation spaces.
- Co-working gardens with seating areas for outdoor productivity.
Residents also have access to lawns and amphitheatre-style spaces for gatherings and events, a family pool complex, a pool for adults, play areas that encourage child-led exploration, and a sports facility indoors. Planting of species – both native and adaptive – along with walkways and pathways creates a pedestrian experience that connects homes to amenities and spaces throughout the development.
A ground-level retail promenade will feature restaurants, cafés, supermarkets, a pharmacy, and services, all within walking distance. This approach to community living is intended to strengthen North Yas as a self-sustained district.
Aldar’s Yas Central Park anchors the community’s lifestyle offering, giving residents access to one of Abu Dhabi’s parks for families. Connected by a promenade, the park features a jogging track, lawns for community events, and a range of amenities including a bounce park, water playscape, playgrounds, and a forest-inspired trail with yoga platforms. A café with a decked terrace serves as a hub, extending the living experience beyond the boundaries of the development and reinforcing North Yas as a district for walking and living.
Yas Park Place is targeting Estidama Pearl 3, reflecting Aldar’s commitment to development that is sustainable and to the wellbeing of residents. Systems for energy efficiency, materials chosen for sustainability, and landscaping that responds to the climate have been integrated throughout the project to promote performance over the long term and standards of living.
