Nakheel, a member of Dubai Holding Real Estate, has awarded contracts worth over AED 3.5 billion to two construction firms for the building of 544 villas on Palm Jebel Ali, in what the developer has described as a milestone in the delivery of the waterfront project.
The contracts have been awarded to Ginco General Contracting L.L.C and United Engineering Construction (UNEC). Ginco will construct 354 villas across Fronds A to D, while UNEC will deliver 190 villas on Fronds E and F.
Construction is scheduled to commence this quarter, with completion targeted for the fourth quarter of 2028. The villas form part of a collection of 10 architectural typologies, designed to maximise waterfront positioning and sea views. The units will incorporate smart-home features and sustainability-focused design principles.

The contract awards align with the goals of the Dubai 2040 Urban Master Plan and the Dubai Economic Agenda D33. Palm Jebel Ali forms a part of Dubai’s urban expansion along the emirate’s southern coastline, contributing to what the developer has framed as a long-term vision for waterfront communities.
The latest awards build on what Nakheel has described as continued progress at Palm Jebel Ali, positioning the project as a component of Dubai’s stated aim to consolidate its standing as a destination for waterfront living.
