Arthouse Hills Arjan has entered its official vision-to-market phase following its soft launch, with pricing, unit mix and payment plan details now released to buyers and investors after market interest in Dubai.
The AED550 million residential development brings the Arthouse Hotel New York brand into Arjan through a wellness-focused residential concept.
The project is the third Arthouse-branded residence in Dubai and is being developed by ADAAN DEVELOPMENTS in partnership with Cledor, the UAE’s official Arthouse brand partner, alongside Tuscany Real Estate Development LLC.

The development is led by Bhaskara Santosh Punuru, Development Manager and Partner for Arthouse Hills Arjan. The project also includes New System Engineering, bringing together design, development and engineering roles.
Arthouse Hills Arjan is positioned among the tallest towers in the Arjan district and introduces a design-led residential model supported by a lifestyle and wellness ecosystem aimed at end-users and investors.
The project is scheduled for handover in the fourth quarter of 2028. Residences include studios starting from AED869,888 with an average size of 482 square feet, one-bedroom units from AED1,307,888 averaging 850 square feet, and two-bedroom homes from AED1,855,888 with an average size of 1,250 square feet.

Arthouse-branded residences expand presence in Dubai’s Arjan district
Arjan has emerged as a residential micro-market due to accessibility, infrastructure development and proximity to Miracle Garden. Prices remain below Dubai’s citywide average of approximately AED 1,750 per square foot. Residential segments in the area have reported average increases of approximately 9–11 per cent.
Dubai recorded AED 624.1 billion in real estate transactions in 2025, with population growth exceeding 1,000 new residents per day. Demand for amenity-based residential developments in emerging districts has increased.
By 2030, the UAE off-plan real estate market is expected to reach an annual value of AED486.2 billion, growing at a compound annual growth rate of 8.06 per cent. Dubai’s off-plan market has surpassed AED350 billion.
