Concrete works at the J1 Hotel, a Gran Meliá property under development at Port de La Mer in Jumeirah, are now substantially complete, marking the most significant structural milestone to date for the five-star beachfront project.
The hotel will be the first Gran Meliá in the UAE and the third Meliá Hotels International property in Dubai, joining Meliá Desert Palm and ME Dubai. Scheduled to open in Q4 2027, it will occupy a peninsula site with water on three sides, offering direct beach access and views toward both the sea and the Dubai skyline.
The 366-room property will include 40 suites with private pools. Amenity plans call for four swimming pools set within landscaped gardens, a rooftop terrace, a ballroom, a fitness centre, and a destination dining programme featuring Zuma Beach House, Park Chinois, Novikov Restaurant and Beach Club, Jul’s, and Tala. A rooftop wellness offering from Journée Wellbeing is also planned.
With structural works done, the project has moved into façade glazing, MEP installation, and interior fit-out. Ceiling closure works in guest room areas are already under way.
MOMA International is serving as Lead Consultant across architecture, interior design, and landscape. “The substantial completion of the concrete works is an important milestone for this property. We are now seeing the design vision increasingly take physical form as the project moves into the next stages. As Lead Consultant, our focus remains on maintaining the integrity of that vision throughout construction, bringing together the architecture, interiors, landscape and guest experience to create a cohesive waterfront destination,” Monica Merhebi, Co-Founder and Creative Director at MOMA International said in a statement.
Carter Hones Associates, which provides project and commercial management services, says approximately 65,000 cubic metres of concrete have been poured on site.
“Reaching the major concrete pour milestone represents a significant achievement for the entire project team. Approximately 65,000 cubic metres of concrete have been poured on the project to date, while the team recently achieved five million safe man hours, an important milestone that reflects the scale of the development and the focus on safe and coordinated delivery. From a project and commercial management perspective, our attention now turns to maintaining momentum across the programme as activity progresses across the façade, MEP and interior fit out packages,” Andrew Snelling, Project Director at Carter Hones Associates added.
The project is being developed in compliance with the Dubai Green Building Code and incorporates a grey water treatment system for water conservation.
