Emaar Hospitality Group is expanding its Address Hotels + Resorts portfolio with three new properties across the UAE and Saudi Arabia, scheduled to open between 2027 and 2028.
The first to open will be Address The Bay at Emaar Beachfront in Dubai, targeting a 2027 launch. The 182-key hotel will include a 523-square-metre main pool deck with cabana seating and six dining and lounge concepts. Its location places guests within walking distance of the beach and Dubai Marina.
In Riyadh, Address Diriyah is planned for 2028. The property will sit within Diriyah’s heritage and cultural district and offer 204 hotel keys alongside 60 serviced apartment keys. Six dining concepts, a rooftop pool café, a spa, fitness facilities and meeting spaces are among the planned amenities.

The third property, Address Al Marjan Island in Ras Al Khaimah, is also slated to open in 2028. The 196-key beachfront resort will feature three swimming pools, including a 614-square-metre family pool, and a 1,155-square-metre jetty lounge overlooking the water.
The three openings extend a brand that launched in Dubai and has since grown into a wider regional portfolio. Each property targets a different traveller profile: the Dubai hotel is positioned as an urban beach retreat, Diriyah as a cultural city stay, and Al Marjan Island as a leisure and family resort.
Ras Al Khaimah has drawn increased hospitality investment in recent years as it builds out its tourism infrastructure, while Diriyah represents one of Saudi Arabia’s most prominent heritage-led development projects.
Address’s decision to plant a flag in both reflects broader momentum in GCC hospitality development ahead of major tourism targets across the region.
