Dubai’s residential property market posted modest monthly gains in July, with overall sales transactions rising 2 per cent and total transaction value up 3 per cent from June, according to Dubai Land Department data compiled by betterhomes. The improvement follows a softer stretch earlier in the year, when regional uncertainty weighed on activity.
Apartment sales led the month-on-month recovery, with transactions up 5 per cent from June. Villa and townhouse deals moved the other way, falling 12 per cent over the same period.
“July’s numbers show a market finding its footing, transactions, values and luxury deals all picked up pace from June, even if the year-on-year comparison hasn’t caught up yet. Tenants are still active, and combined with the month-on-month improvement we’re seeing across sales, that gives us a reasonably encouraging read heading into the second half of the year,” Richard Waind, CEO of betterhomes said in a statement.
The annual picture remains considerably weaker: overall transaction volumes were 32 per cent below July 2025 levels and total value was down 49 per cent year-on-year, with average transaction value running 26 per cent below the same month last year.
The clearest bright spot was the luxury segment. Transactions at AED 15 million and above rose 22 per cent month-on-month, driven by the secondary market, where deals climbed 31 per cent from June, ahead of a 17 per cent increase in off-plan activity.
Year-on-year, the luxury segment overall is down 46 per cent, though off-plan luxury transactions are still up 13 per cent against July 2025. Palm Jumeirah, Jumeirah Golf Estates and Dubai Hills Estate led transferred luxury deals in July, while Jumeirah Golf Estates 2 and Dubai Peninsula topped off-plan luxury activity.
On the rental side, betterhomes’ internal enquiry data showed tenant demand holding up. Rental enquiries rose 21 per cent year-on-year, despite easing 4 per cent from June.
Apartment leasing enquiries were up 25 per cent year-on-year, while villa and townhouse enquiries fell 20 per cent over the same period.
Dubai Marina, Jumeirah Beach Residence, Downtown Dubai, Dubai Hills Estate and Jumeirah Village Circle drew the strongest apartment interest, while Arabian Ranches, The Springs, Al Furjan, Tilal Al Ghaf and The Villa led villa demand.
