  • The development focuses on 'Time for Living' with amenities and convenience for residents.

betterhomes, in partnership with H&H Properties, has announced the launch of City Tower, a 93-storey residential building on Sheikh Zayed Road offering 695 homes for long-term lease, with residents able to move in from June 2026.

The development, built and managed by H&H Properties, sits on Sheikh Zayed Road between DIFC, Downtown Dubai and Jumeirah. It offers residences ranging from studios to four-bedroom homes and is positioned a two-minute walk from Emirates Towers Metro station, providing direct access to Dubai’s road and rail network.

betterhomes has been appointed as the partner for the building’s launch, bringing what the company describes as four decades of Dubai real estate experience to the project.

City Tower occupies one of central Dubai‘s transport corridors, with direct access to Sheikh Zayed Road and proximity to three of the city’s major commercial and residential districts. The building’s position between DIFC, Downtown Dubai and Jumeirah places it within reach of a significant portion of Dubai’s working population.

The project is built around a concept H&H has termed “Time for Living”, a principle centred on reducing the time residents lose to the demands of city life.

The building includes fitness spaces, swimming pools, padel courts, children’s areas and resident lounges, as well as retail and dining venues within the development.

Rupert Simmonds, Director of Leasing at betterhomes, said: “City Tower is exactly the kind of project Dubai’s long-term leasing market needs more of. It brings together location, scale, design and service in a way that responds directly to how people want to live now.”

“For residents working across DIFC, Downtown and central Dubai, this is not just about having an address on Sheikh Zayed Road. It is about gaining back time, reducing friction and living with greater ease every day.”

The launch comes as demand grows for long-term, lease-only residences in central Dubai. As the city’s rental market develops, buildings that combine location with service-led management and lifestyle infrastructure are drawing interest from residents who place value on convenience and quality of daily life.

betterhomes will lead the launch using its client network and market reach, with H&H Properties retaining responsibility for the development and management of the building.
