Vista Real Estate and Engineering Construction Company (ECC) have announced a partnership to deliver a new business park in Dubai Studio City, comprising approximately 600,000 square feet of built-up area, including 300,000 square feet of premium office space alongside ground-floor retail, food and beverage outlets and wellness amenities.

The development is positioned at multinationals already operating within the Dubai Development Authority ecosystem, particularly those in Dubai Internet City and Dubai Media City, both of which are reportedly approaching capacity. Dubai Studio City sits within the same DDA jurisdiction, offering regulatory continuity for companies looking to relocate or expand without changing their free zone status.

“Our partnership with ECC reflects a shared commitment to delivering institutional-quality real estate. From the outset, the project has been conceived as a workplace environment that meets the expectations of multinational occupiers seeking efficient, high-quality office space in Dubai’s rapidly expanding western corridor,” Neeraj Varyani, General Manager of Vista said in a statement.

“ECC has always believed that the most successful developments are those where design ambition is matched by construction expertise. Working alongside Vista, we are bringing decades of delivery experience to a project that has been carefully designed to combine architectural quality with long-term operational performance,” Cian Farah, Director at ECC added.

The project targets LEED Gold certification. The building has been shaped by solar studies, with the structure designed to twist and cantilever in response to sun movement to reduce heat gain and improve natural daylight. Floor plates are built around 4-meter floor-to-floor ceiling heights, and mechanical systems include HEPA filtration for enhanced indoor air quality. A fully integrated Building Management System will oversee operations.

Parking provision is set at one space per 400 square feet of leasable office space, denser than the one-per-500-square-feet ratio common in Dubai commercial buildings, with 100 additional dedicated visitor spaces across an extra basement level. Vertical transportation will use destination-controlled elevators with integrated access control.

The submarket has attracted growing institutional attention. In May 2026, Aldar Properties acquired a residential development in Dubai Studio City for AED 1.1 billion, a move Vista cites as validation of the area’s long-term appeal. The site also sits close to residential communities including Jumeirah Golf Estates, Tilal Al Ghaf, Arabian Ranches and Damac Hills, where, according to Vista, a growing number of senior executives now live.

Vista has delivered more than 4 million square feet of commercial, industrial and residential real estate across the MENA region since its founding over three decades ago. ECC, established 50 years ago, has delivered projects for developers including Emaar.

No construction timeline or leasing details have been disclosed.
