Dubai developer Object 1 has launched SKY LEVEL 1, a mixed-use residential tower in District 11, Jumeirah Village Circle, marking the company’s first project launch of 2026.
The building will rise 35 residential floors and deliver 420 one-bedroom apartments, alongside office, retail, parking, amenity and rooftop spaces. Completion is targeted for Q2 2029.
JVC remains one of Dubai’s more active mid-market residential areas. Bayut’s 2025 Dubai rental market report ranked it among the top destinations for mid-tier apartment rentals, with average apartment transaction rents rising 8.59 per cent annually in 2024.
The community’s appeal rests on practical layouts, family-friendly infrastructure and consistent rental demand. The Roads and Transport Authority’s recent upgrade to Hessa Street, linking Sheikh Zayed Road to Al Khail Road, has cut travel times from the area to roughly four minutes and doubled road capacity in both directions.
“SKY LEVEL 1 marks our first new project launch of 2026, and we are approaching it with the same discipline that has shaped our delivery this year. In the first half, two of our projects received Building Completion Certificates and several more are preparing for handover. This gives us confidence to continue expanding in JVC, a community where accessibility, rental demand and end-user relevance continue to support long-term value,” Tatiana Tonu, CEO of Object 1 said in a statement.
The development is positioned around a technology-forward amenity offer. A Sky Infinity Pool and panoramic observation deck sit at the top of the building, while an AI-powered Smart Wellness Zone features a Smart Mirror that delivers real-time movement analysis and form correction during workouts. A Digital Coloring Wall in the children’s area converts drawings into interactive digital displays.
The launch lands during a period of broad market momentum. Dubai recorded AED 252 billion in real estate transactions in Q1 2026, a 31% increase on the same quarter a year earlier.
