Meraas, a member of Dubai Holding Real Estate, has awarded GCC Contracting a contract worth nearly AED 1 billion for the construction of 272 villas and townhouses at Nad Al Sheba Gardens Phase 7.
The contract covers 130 villas with four to seven bedrooms and 142 townhouses with three bedrooms. The scope also includes pool houses, utilities and infrastructure works.
Construction has started at the site, with completion scheduled for the second quarter of 2028.
Nad Al Sheba Gardens Phase 7 construction starts under Meraas contract
The contract forms part of Meraas’ investment in residential communities in response to demand for homes with access to transport links, services and facilities in Dubai.
Nad Al Sheba Gardens is located close to Downtown Dubai, Meydan Racetrack and Dubai International Airport. The community provides privacy, open space and access to a mix of lifestyle amenities that continues to expand.
Meraas said the villas and townhouses combine architecture with layouts for family use and feature “clean lines, natural materials and spacious, light-filled interiors”.
Phase 7 will add to the community’s housing offer and its appeal to buyers in Dubai and overseas seeking homes within a community that provides access to amenities.

Nad Al Sheba Gardens includes amenities for leisure, fitness and relaxation. These include walking, cycling and running tracks, children’s play areas, multi-sport facilities, swimming pools and yoga lawns.
Nad Al Sheba Gardens Mall gives residents access to retail and dining outlets.
The community is about 10 minutes from Downtown Dubai and provides access to Meydan Racetrack, Dubai International Airport and leisure destinations across the city.
