BEYOND Developments has announced The Yards Plaza, its second commercial project in Dubai, located along Sheikh Mohammed Bin Zayed Road.
The development follows the sell-out of BEYOND’s first commercial project, 31 Above at Dubai Maritime City, and marks an expansion of the company’s portfolio into the Sheikh Mohammed Bin Zayed Road corridor.
The project brings together 272 offices across four blocks, with retail and F&B at ground level. The design integrates landscape elements directly into the building structure, including sculpted mounds, terraces, planting and carved openings intended to introduce shade and natural light. Amenities include padel courts, a gym, pool and business centre, with public terraces positioned for informal meetings and outdoor use.
The launch arrives as Dubai’s office market maintains strong momentum. Office sales reached AED 20.16 billion across 3,695 transactions in the first nine months of 2026, with off-plan offices accounting for 80 per cent of total sales value, according to an analysis of Dubai Land Department data. Sales accelerated in September, reaching AED 1.85 billion, up approximately 54 per cent year on year.

With The Yards Plaza, we are taking that thinking to the Sheikh Mohammed Bin Zayed Road corridor, an area we believe will play an increasingly important role in Dubai’s next phase of urban and economic growth. Its position within The Yards, strong road connectivity and the continued evolution of transport infrastructure across the wider area create the foundations for a workplace connected to how people live, move and experience the city. For us, that is the future of commercial development, workplaces that contribute not only to business performance, but to the broader experience of the city,” Taqi added.
BEYOND says it plans to announce further additions to its development portfolio during Q4 2026. The Yards Plaza is anticipated for completion in Q3 2029.
