The Abu Dhabi Housing Authority has introduced a new service allowing agricultural landowners to subdivide their properties and transfer plots to eligible family members, who can then apply for a residential construction loan of AED 1.75 million.
The scheme, developed in partnership with the Urban Planning and Permits Centre at the Department of Municipalities and Transport, is framed around the UAE’s Year of Family theme.
Eligible beneficiaries – sons or grandsons of the original landowner – can apply for the loan either as a standard repayable facility or under a deferred repayment structure, depending on monthly income. An additional financial grant of AED 250,000 is disbursed alongside the loan, subject to terms and conditions.
First-degree female relatives, including a spouse or multiple spouses where applicable, may also be considered under the approved criteria. Applicants who hold an inactive housing construction loan or a previously received residential land grant are required to cancel or surrender those before proceeding. The subdivided plot will then be registered as residential land in the beneficiary’s name, with possession status designated as a grant.
In its initial phase, the service covers agricultural land in Al Rahbah, Al Bahyah, and Al Samhah. Eligible plots must be free of legal restrictions on construction or disposal, and must have the required infrastructure in place at the time of loan approval, in line with DMT planning approvals.
“This collaboration is part of the framework of a shared vision to achieve balanced and sustainable urban growth while supporting family stability and improving quality of life across Abu Dhabi. Through our partnership with ADHA, we are developing a flexible planning ecosystem and simplifying land subdivision procedures to meet citizens’ needs, while ensuring efficient use of land in line with the highest planning and regulatory standards,” Abdulla Mohamed Al Blooshi, Director General of the Urban Planning and Permits Centre at DMT said in a statement.
The full application procedure and launch date for citizens will be announced before the end of the year.
