Fujairah’s residential property market is generating sustained interest from buyers and renters, even as available listings contracted sharply over the past year.

Data from Property Finder covering August 2025 to July 2026 recorded approximately 239,800 rental searches and 78,100 sales searches, with rentals down 4.7 per cent year on year and sales up 3 per cent.

The sales segment saw its advertised homes nearly halved, with average monthly listings dropping 49.2 per cent from 49 to 25. Sales leads fell 40.7 per cent to 868 over the period, but the smaller listing pool converted at a better rate: enquiries per listing rose from 2.4 to 2.8 on a 30-day basis. The rental side moved in the opposite direction. Listings increased 7.3 per cent, while enquiries per listing eased from 11.2 to 8.4, and total rental leads fell 19.6 per cent to 13,582.

“Fujairah is drawing active consideration, and the clearest way to read the market is to separate searches, where people explore listings, from leads, where they enquire. In a year when supply moved sharply, the steady search base shows that underlying interest in Fujairah remains intact,” Cherif Sleiman, Chief Revenue Officer at Property Finder said in a statement.

Momentum picked up in the final months of the dataset. Rental searches stayed above the 12-month monthly average of around 20,000 in each of May, June and July 2026, reaching 24,409 in July. Sales searches hit 8,337 in July, the highest monthly figure in the period and 12% above June. Between June and July, rental leads rose 11.1 per cent to 1,306 and sales leads increased 2.2 per cent to 92, though new listings grew faster still, rising 16.4 per cent and 62.5 per cent respectively, which pushed enquiries per listing lower across both segments.

Search behaviour is becoming more targeted. Among renters, 126,946 searches used an apartment filter and 31,777 a villa filter during the period. Sales searches showed stronger growth in villas, with 18,720 filtered searches, versus 13,011 for apartments.

At the community level, Dibba Al Fujairah stood out: rental searches there rose 18.4 per cent year on year and sales searches climbed 57.3 per cent, contrasting with declines in Downtown Fujairah and Corniche Al Fujairah.

Property Finder identified several pockets where demand is running ahead of supply. On the rental side, affordable apartments priced up to AED 40,000 per year in Al Hayl, Dibba Al Fujairah, Al Hilal City, Sakamkam, Downtown Fujairah and Corniche Al Fujairah generated more leads than their share of listings would suggest. Sakamkam led with 2,625 leads, followed by Downtown Fujairah with 1,940 and Corniche Al Fujairah with 1,437. Al Hayl recorded the sharpest growth, with leads up 179.3 per cent. For sales, apartments in Dibba Al Fujairah priced between AED 700,000 and AED 2 million showed demand running ahead of limited stock, as did villas in Sharm in the AED 2 million to AED 5 million range.

Al Hilal City sits near Fujairah’s new Etihad Rail passenger terminus, which opened on June 30, 2026. Property Finder noted that the overlap between areas of supply-demand imbalance and new inter-emirate rail connectivity is worth monitoring as the network expands through 2026 and 2027, while stopping short of claiming the rail link is driving demand.

“Matching stock to demand matters as much as adding it. New homes need to reflect the type, location, price and quality people are actively searching for. Fujairah has clear demand signals, and Property Finder data provides a precise map of where developers can begin responding to them,” Sleiman added.
