Property Finder data for the first half of 2026 shows retail sale prices at Al Marjan Island in Ras Al Khaimah rose 348 per cent year on year, while office rents in Al Danah, Abu Dhabi, increased 181 per cent and retail rents in Al Sharq, Sharjah, fell 88.5 per cent.
The figures cover retail shops and office spaces in Dubai, Sharjah, Abu Dhabi and Ras Al Khaimah during the first half of 2026.
Al Marjan Island retail shop sale prices in Ras Al Khaimah rose 348 per cent year on year, while RAK Central recorded a 254 per cent increase. In Abu Dhabi, Al Danah office rents rose 181 per cent, while Corniche Road office rents fell 83.3 per cent.
Sharjah’s Al Sharq recorded an 88.5 per cent fall in retail shop rents, while retail rents in Deira, Dubai, rose 61.5 per cent.
The document, titled “Commercial Property Rental Rates and Sale Prices for the First Half Of 2026”, gives Q1 and Q2 “annual average” figures, Q1-to-Q2 changes, H1 2025 averages, H1 2026 averages and year-on-year changes in dirhams.
Dubai commercial property rents and sale prices
The Dubai rent table on page one covers five locations for retail shops and five for office spaces.
For retail shop rents, Meydan recorded AED226,817 in Q1 and AED211,587 in Q2, a fall of 6.7 per cent. Its H1 average moved from AED225,047 in 2025 to AED219,578 in 2026, down 2.4 per cent.
Jumeirah Village Circle moved from AED504,725 in Q1 to AED517,836 in Q2, up 2.6 per cent. Its H1 average rose from AED383,456 to AED511,536, an increase of 33.4 per cent.
Arjan moved from AED416,663 to AED427,969 between Q1 and Q2, up 2.7 per cent. Its H1 average rose from AED354,256 to AED422,612, an increase of 19.3 per cent.
Deira moved from AED656,991 to AED631,753 between the two quarters, down 3.8 per cent. Its H1 average rose from AED398,677 to AED643,855, an increase of 61.5 per cent.
International City’s Q1 figure is recorded as “761,95” in the source, followed by AED73,110 in Q2 and a 4 per cent fall. Its H1 average moved from AED84,276 to AED74,689, down 11.4 per cent.
For office rents, Business Bay moved from AED423,535 in Q1 to AED419,082 in Q2, down 1 per cent. Its H1 average rose from AED377,836 to AED421,041, up 11.4 per cent.
Jumeirah Lake Towers moved from AED478,867 to AED473,250, down 1.2 per cent. Its H1 average rose from AED364,237 to AED475,870, up 30.6 per cent.
Bur Dubai moved from AED95,512 to AED110,923, up 16.1 per cent. Its H1 average fell from AED144,625 to AED102,370, down 29.2 per cent.
Sheikh Zayed Road moved from AED601,986 to AED560,440, down 6.9 per cent. Its H1 average rose from AED505,131 to AED578,394, up 14.5 per cent.
Deira office rents moved from AED65,071 to AED63,659, down 2.2 per cent. The H1 average rose from AED52,180 to AED64,391, up 23.4 per cent.

For retail shop sale prices, Jumeirah Village Circle moved from AED8,215,843 in Q1 to AED7,761,700 in Q2, with the change recorded as minus 0.055 per cent. The H1 average moved from AED7,877,813 to AED8,006,440, with the year-on-year change recorded as 0.016 per cent.
Meydan moved from AED5,043,347 to AED5,825,262, with a Q1-to-Q2 figure of 0.155 per cent. Its H1 average moved from AED5,204,116 to AED5,347,332, with a year-on-year figure of 0.028 per cent.
