A new boutique residential development has launched off-plan sales in Kfardebian, targeting buyers looking for a luxury mountain home near one of Lebanon’s best-known ski destinations.
Holive Residences, the developer behind the project, is offering just five duplex and triplex units ranging from 123 to 283 square metres. Located five minutes from the slopes of Mzaar Ski Resort, the properties are designed around mountain views, private terraces, and stone-and-timber facades meant to sit within the area’s alpine character. The structure carries a seismic-rated design, with completion scheduled for June 2027.
Off-plan prices start from $295,200. The developer projects rental yields of between 8 and 10 per cent, citing Kfardebian’s seasonal demand from winter visitors and growing year-round appeal among outdoor tourists.
The architectural design was led by Jeff Selwane, who holds master’s degrees in architecture and museum studies and conservation methods, alongside a diploma in project management. “The idea of Holive Residences was created to offer more than just exceptional mountain homes. We wanted to create a limited collection of residences that combine timeless design, lasting quality and genuine investment potential in one of Lebanon’s most desirable destinations. As confidence gradually returns to Lebanon’s real estate market, we believe discerning buyers are increasingly seeking developments that deliver both lifestyle value and long-term capital appreciation,” Selwane said.
The launch arrives as Lebanon’s property sector draws cautious renewed attention. The World Bank has pointed to real estate and construction as contributors to the country’s gradual economic recovery, and Lebanon’s Parliament Finance and Budget Committee has approved a draft law that would introduce a golden residency scheme — allowing eligible non-resident foreign investors and Lebanese expatriates to obtain residency through a minimum $500,000 investment, subject to final parliamentary approval.
Holive Residences is positioning the development partly toward GCC investors seeking a lifestyle-oriented asset, alongside Lebanese residents and diaspora buyers.
