Burtville Developments has launched Bab Al Qasr Garden Residences 65, a branded residential project in Masdar City, Abu Dhabi, developed under the Bab Al Qasr hospitality name and built on a plot exceeding 310,000 square feet, which the company says is the largest residential land parcel in the district.
The development allocates 67 per cent of its total land area to outdoor amenities, including a 275-metre water canal, a 360-metre jogging track, landscaped gardens, and recreational facilities. It sits directly opposite Masdar City’s Central Park and along the city’s main boulevard, with Zayed International Airport a short drive away.
The residential mix runs from one-bedroom apartments to five-bedroom sky villas and duplexes, all fully furnished. For the first time in Masdar City, the project will offer selected one- and two-bedroom units with private gardens. Eleven ground-floor retail outlets are also included in the scheme.
Buyers will receive a five-year hospitality package tied to the Bab Al Qasr brand: complimentary access to the hotel’s private beach and pool, a 25 per cent discount on hotel services, and complimentary access to Yas Beach for up to six family members.
Burtville said the project reflects growing buyer demand for integrated communities where lifestyle services, sustainability credentials, and investment potential carry as much weight as location or design alone.
The company noted that purchasing decisions are increasingly shaped by the overall living experience rather than architecture or address.
Construction has begun. Completion is scheduled for the first quarter of 2030.
