DECA Properties, a UAE-based real estate developer with more than 40 years of history, has confirmed that 2026 will mark an acceleration of its operations, with 2,155 units and hospitality keys either under development or in an advanced stage of planning across owned projects and mandates.

Construction contracts are being awarded, consultants are being mobilised, and design has been finalised across a range of projects, the company said.

The announcements come against a backdrop of activity in the Dubai property market. More than 3,500 sales transactions were recorded by the Dubai Land Department in the first week of March alone, spanning both off-plan and secondary markets.

DECA has also participated in the Dubai Property Exhibition Centre, which operates on a continuous basis throughout the year.

Among the developer’s projects is Avana Residences, located in Jumeirah Village Circle. Following a ground-breaking ceremony, the company said it has brought forward the completion date to the third quarter of 2027.

The development incorporates smart systems and is positioned within one of Dubai’s residential districts.

In the Meydan district, DECA is preparing to formally launch Meydan Horizon, a 97-residence project designed by Japanese architectural practice Nikken Sekkei.

Design development is complete, and the project is scheduled for delivery in the third quarter of 2028. The company said the development draws on the area’s equestrian heritage.

Also in the pipeline is a further 200 residential units within Dubai Land Residential Complex, for which planning permissions have been secured and design has been finalised.

Outside of Dubai, DECA is advancing two projects within the Al Zorah district of Ajman. Grand Vista will introduce 215 apartments to the area, while Zorah Waterfront at Marina Al Zorah will deliver 178 residences with marina frontage, alongside retail space. DECA describes Al Zorah as one of the UAE’s coastal destinations.

DECA’s entry into hotel apartments reflects what the company describes as rising demand for assets that combine hotel services with residential living. Two projects are in the pipeline under this model.

At Dubai Science Park, the developer will introduce 303 hotel apartments within one of the city’s technology and innovation hubs. A second development in Dubai Production City, also known as IMPZ, will deliver a four-star hotel apartment building with 295 keys, comprising 276 guest rooms, 15 suites, and four accessible suites.

The facility will include dining, meeting, leisure, and wellness amenities. Operator alignment is progressing across both developments, the company said.

Beyond its own pipeline, DECA has been appointed as the exclusive sales and marketing partner for Unico, a development within Dubai Land Residential Complex comprising approximately 700 residential units. The company is leading the commercial positioning and activation of the project on behalf of the asset owner.

DECA said sustainability and smart home integration are built into all of its projects, with a focus on construction practices and systems designed for long-term performance.

Looking ahead, the company said its roadmap centres on waterfront development, hospitality concepts, and a presence in well-connected urban corridors. The company was founded more than four decades ago and operates as a third-generation developer.
