Uniestate’s Playa Viva development on Al Marjan Island is on course for handover in Q2 2027, which the developer says would make it the first residential project delivered on the island ahead of the Wynn Al Marjan Island resort opening.

The company describes the project as entering its final sales phase, with a substantial majority of units already sold. Buyers come predominantly from Europe, Asia-Pacific, the United States and the wider Middle East. Around 85% are investors and 15% end-users, though Uniestate expects the resident share to grow as Ras Al Khaimah matures into a year-round city hub.

Every residence will be delivered fully furnished and automated with ABB smart-home technology, allowing owners to move in or list for rent immediately on handover. Amenities include a swimming pool, health club, steam and sauna facilities, and water features, with the development’s Al Marjan waterfront location offering access to dining and retail already on the island.

“Ras Al Khaimah has been an important part of Uniestate’s journey, and our commitment to the emirate is long term. Playa Viva represents everything we value as a developer: a strong location, thoughtful design and a clear focus on delivery. I am extremely proud that we are approaching handover and that Playa Viva will be the only property handed over before Wynn Al Marjan Island opens. For our buyers, this is not simply an investment in a property; it is an opportunity to become part of a destination at a defining stage of its growth,” Ebrahim AlZaabi, CEO of Uniestate said in a statement.

The Wynn resort, scheduled to open in 2027, will bring 1,530 rooms and suites, 22 restaurants, lounges and bars, a spa, beach club, entertainment, retail and events facilities. Uniestate is positioning early handover as a window for owners to capture rental demand ahead of that arrival.

The broader context is a Ras Al Khaimah on a growth footing. The emirate recorded 1.35 million visitors in 2025 and has set a target of more than 3.5 million annual visitors by 2030. Uniestate says limited waterfront land supply and improving road connectivity with Dubai strengthen the investment case for buyers entering now.

A recently opened Playa Viva experience centre gives prospective buyers and broker partners a space to review available units and discuss payment plans. The company says exclusive mortgage offers for non-resident buyers will be announced shortly.
