Sales above AED 10 million in Dubai rose 38 per cent in the third quarter of 2026 compared with the second, according to internal data from Allsopp & Allsopp.
The agency’s average sales price climbed 14 per cent quarter-on-quarter and 5 per cent year-on-year, while total transaction value grew 19 per cent over the same period.
Villas and townhouses drove much of the momentum. The segment’s average sale price rose 15 per cent in Q3 compared with Q2, and its total transaction value increased 17 per cent.
“Q3 showed real conviction at the top end of the market. Buyers at this level take a long-term view of Dubai, and they are acting on it. The homes that are selling are well presented, in established communities and priced correctly from the outset. We expect that discipline to carry the market through the final quarter of the year,” Lewis Allsopp, Chairman of Allsopp & Allsopp said in a statement.
“We’re seeing more buyers at the upper end choose to finance rather than pay cash, even when they could do either. Finance lets them keep their capital working elsewhere while still securing the home they want. For some, that means looking at an AED 10 million-plus property they might not have considered a year ago. Lenders are also comfortable at this level, which gives buyers more confidence to make the move,” Michael Melim, Head of Mortgages at Allsopp & Allsopp added.
The agency’s top Private Office transactions, those priced at AED 35 million and above, included a Garden Homes villa on Frond F, Palm Jumeirah, at AED 56 million, a Balqis Residence property on Palm Jumeirah at AED 55 million, and a Wildflower villa in Jumeirah Golf Estates at AED 44 million.
Dubai Land Department data puts the scale of the broader market in sharper relief. The largest transactions recorded in Q3 2026 included a villa at The Crescent, Palm Jumeirah, for AED 260 million, a residence at Dubai Hills View for AED 252 million, and a villa at District One, MBR City, for AED 160 million. In the apartment segment, a unit at Aman Residences in Jumeirah 2 led the quarter at AED 166 million.
Financing is becoming a more common choice at the upper end. The share of Allsopp & Allsopp buyers using finance rose from 53 per cent in May 2026 to 67 per cent across Q3 2026 as a whole.
The shift suggests buyers are choosing to preserve liquidity rather than deploy capital outright, and broadening the pool of buyers who can move into higher price brackets.
