Sharjah’s real estate market posted AED7 billion in transactions during July 2026, a 61.8 percent jump from AED4.4 billion the previous month, according to the Sharjah Real Estate Registration Department. The number of transactions rose 25.3 percent to 9,376, covering a total traded area of approximately 27.2 million square feet.

The department attributed the performance to ongoing infrastructure investment, major development activity and a legislative environment it said continues to draw regional and international capital.

Ownership certificate transactions led activity with 4,049 deals, followed by 3,356 ownership deed transactions. The market also recorded 466 mortgage transactions valued at AED1 billion, 1,185 initial sales contracts and 320 valuation transactions.

Deals spanned 129 areas and included 1,347 land sales – 895 residential, 381 industrial and 71 commercial plots – alongside 894 subdivided unit transactions and 643 developed property transactions.

The single largest deal was a land sale in Industrial 4 for AED850 million. The biggest mortgage transaction, worth AED120 million, was recorded in Al Layyeh.

Of the 2,884 total sales transactions, Sharjah City accounted for 2,091. Within the city, Muwaileh Commercial recorded the highest volume at 442 transactions, though Al Sajaa Industrial led on value at AED715.4 million, followed by Muwaileh Commercial at AED516.3 million, Al Menhaz at AED449.5 million and Al Qulai’aah at AED365.7 million.

The Central Region contributed 527 sales transactions. Industrial 4 was the standout by value, recording AED908.8 million in trading. In the Eastern Region, Khor Fakkan registered 206 transactions, with Al Mudeifi accounting for 159 of those and AED218.2 million in value. Kalba and Dibba Al Hisn recorded smaller volumes of 58 and two transactions respectively.
