BEYOND Developments has unveiled The Yards, a master-planned community in City of Arabia, marking the developer’s first inland project in Dubai. The company launched the development alongside Arancia, the first residential cluster within the masterplan, on 8 June 2026.

The Yards spans 2.3 million square feet of gross floor area and will deliver 1,560 apartments across one-, two- and three-bedroom configurations. The Mediterranean-inspired design is organised around a one-kilometre green spine, with 70 per cent of the total site given over to open landscape. BEYOND describes City of Arabia as a growth corridor with limited quality supply, and has priced the project’s total investment at AED 4 billion.

The site sits within reach of Dubai’s planned metro expansion and offers road connections to Dubai International Airport within 25 minutes and Al Maktoum International Airport within 38 minutes.

Arancia Yards, the first cluster to launch, comprises 272 residences spread across three low-rise buildings. At its centre is a 4,200sqm sunken garden, flanked by 3,000sqm of rooftop terraces and more than 2,000sqm of retail and food and beverage space at ground level.
