Abu Dhabi developer GAF Property has launched Flow 25, a residential project on Reem Island comprising 104 units across a range of one- to four-bedroom apartments, sky villas, and penthouses. Prices start from approximately AED 1.79 million.

The project’s design concept takes the Ghaf tree as its reference point, using the UAE national tree’s associations with resilience and climate adaptation to frame architectural decisions around natural light, ventilation, and year-round outdoor usability. One of the more practical outcomes of that philosophy is built-in cooling systems embedded in outdoor furniture across balconies and shared open areas, a feature the developer says allows residents to use those spaces throughout the summer months.

Communal amenities include outdoor swimming pools, a rooftop yoga pavilion, a sky lounge, a wellness area with sauna, cold plunge, and steam room, and fitness facilities. Movement pathways and shared terraces have been designed to balance social interaction against privacy, according to the company.
