Mubadala Investment Company, TARAF and Kerzner International have announced a partnership to develop a collection of One&Only Private Residences on Al Maryah Island in Abu Dhabi. The agreement was signed during LIVEX 2026.
The tower will rise approximately 230 metres across 44 floors, designed to maximise views across the Arabian Gulf, surrounding canals and the Abu Dhabi skyline.
The architectural language draws on warm terracotta tones, champagne-toned metals and glazing. Residences will range from one- to three-bedroom homes to duplexes and a penthouse. The building will connect directly to The Galleria, giving residents access to the island’s retail, dining and lifestyle facilities.
Each party brings a distinct role. Mubadala acts as master developer and steward of Al Maryah Island. TARAF, the real estate arm of Yas Holding, leads on design and development. Kerzner International provides the One&Only brand standards, which will shape the residential interiors, service model and amenity offering.
At the centre of the project is an elevated amenity destination spanning gardens, terraces, wellness and social spaces positioned above the city. The developers describe it as an extension of the residential experience rather than a conventional amenity floor.
