Dubai South recorded 7,306 off-plan apartment transactions in the first half of 2026, more than double the 3,408 logged in Dubai Residence Complex, the next most active area in that segment.
The figures indicate that residential demand in the district is building on its own momentum, even as activity across Dubai’s wider property market has remained strong.
The numbers are arriving alongside significant progress at Al Maktoum International Airport, the anchor project shaping economic expectations for the area. More than AED 13 billion worth of construction packages are currently under execution. Over 17,000 concrete piles have been installed and more than 45 million cubic metres excavated. A further AED 55 billion in major packages is expected to be awarded before the end of 2026.
Airport-adjacent investment is also gathering pace. Emirates broke ground on an AED 18 billion engineering complex in Dubai South in May, spanning 1.1 million square metres and scheduled for completion by mid-2030.
For developers, the shift in the district’s character is legible. “Dubai South has had a compelling long-term proposition for some time, but what makes this stage different is that many of the fundamentals are now beginning to move together. Infrastructure is being delivered, employment is growing, residential development is accelerating and buyers can see a much clearer picture of what the district is becoming. For developers, that changes the conversation. The opportunity is no longer simply about being early in a growth corridor; it is about understanding what that growth will require as more people choose to make Dubai South their home. Buyers will look more closely at the quality of the homes being delivered, how efficiently spaces are designed, the amenities around them and how the wider community supports everyday life. Those factors will ultimately determine which developments hold their relevance and value as the area matures,” Madhav Dhar, CEO and Co-Founder of ZāZEN Properties said in a statement.
Schools, retail and parks are already serving residents, with further community infrastructure under development. The parallel drawn by observers is with Al Furjan, where improved connectivity and the gradual addition of everyday amenities shifted its appeal from speculative to end-user, supporting residential values as the community matured. Dubai South, on the basis of its current delivery pipeline, appears to be moving through a similar phase.
