DIP Holding has priced its initial public offering (IPO) at AED 1.12 per share, setting up a Dubai Financial Market listing on 11 November 2026 under the ticker “DIP”. The offering raised approximately AED 1.9 billion (US$529 million), with the company valued at AED 9.7 billion (US$2.6 billion) at listing.

The IPO is the first in the UAE this year. Dubai Investments PJSC, the selling shareholder, offloaded a 20% stake – 1,735,243,300 ordinary shares – while retaining 80% of the company. All proceeds from the sale go to Dubai Investments rather than to DIP Holding itself.

The book was significantly oversubscribed, with demand from local, regional, and international investors covering the offer multiple times across the full price range.

DIP Holding is a DIFC-incorporated holding company and the sole shareholder of Dubai Investments Park Development Company, which operates Dubai Investments Park – a 23 million sqm mixed-use ground lease and services platform spanning logistics, industrial, residential, and commercial uses.

“The strong demand from local, regional and international investors across the entire price range is a powerful endorsement of the business we have built: a mature, infrastructure-like platform underpinned by long-term tenant relationships, stable recurring income and clear opportunities for growth. Importantly, the final offer price reflects not only the strength of investor demand, but also Dubai Investments’ commitment to making this a compelling opportunity for new shareholders, with an attractive entry point and dividend yield, while laying the foundations for long-term success and value creation for all shareholders. As the first IPO in the UAE this year, this is also a significant milestone for the Dubai Financial Market and the country’s capital markets. The strong response demonstrates the resilience and depth of Dubai’s capital markets and the confidence investors place in high-quality UAE businesses. We are proud to play a part in this important moment and look ahead with excitement and conviction to DIP Holding’s next chapter, supported by the Group’s confidence in the long-term strength of Dubai and the wider UAE economy,” Khalid Jassim Bin Kalban, Chairman of DIP Holding and Vice Chairman and Chief Executive Officer of Dubai Investments said in a statement.

“We are pleased with the strong investor response and thank investors for their trust and look forward to welcoming them as shareholders alongside Dubai Investments. We enter this next chapter with a clear growth strategy, a strong track record and confidence in our ability to execute. Our priority remains delivering sustainable growth, strong cash generation and long-term returns for all shareholders,” Omar AlMesmar, Chief Executive Officer of DIP Holding added.

On dividends, the company has set out a schedule with annualised payouts of AED 700 million for FY2026, AED 725 million for FY2027, and AED 750 million for FY2028, distributed semi-annually.

Based on the AED 725 million FY2027 figure and the AED 1.12 offer price, the implied yield at listing is approximately 7.5 per cent. The first post-IPO distribution – AED 350 million covering the full second half of 2026 – is expected in April 2027. From 2029 onwards, DIP Holding expects to maintain dividends at or above the FY2028 level.

Final allocations for retail and eligible employee and shareholder tranches are due on November 10, with refunds beginning the same day.

Citi, Emirates NBD Capital, and HSBC acted as joint global coordinators. ADCB, Arqaam Capital, Dubai Islamic Bank, and EFG Hermes were appointed as joint bookrunners. The offering has received Shariah-compliance pronouncements from the internal committees of Emirates NBD Bank and Dubai Islamic Bank.

A 180-day lock-up applies to both the company and the selling shareholder following admission, subject to customary exceptions.
