Whitewill, the luxury real estate agency operating across the UK, USA, UAE and Oman, has completed a villa sale at AIDA by DarGlobal in Muscat valued at OMR 1.74 million, one of the largest single transactions the development has seen.
The Fendi Casa Villa sale reflects growing appetite among international buyers for branded residences in Oman, where design quality and lifestyle positioning are becoming the primary decision drivers, according to Whitewill.
“The Fendi Casa Villa transaction reflects the direction of Oman’s premium real estate market, where international buyers are increasingly looking beyond entry price and focusing on design quality, lifestyle value, infrastructure, and long-term potential. Supported by Oman Vision 2040, progressive freehold policies, and rising investor confidence, the Sultanate is building a stronger position as a destination for both capital preservation and quality living,” Svetlana Politova, CEO of Whitewill Abu Dhabi and Oman said.
Whitewill’s own data across 2025 and Q1 2026 shows Oman’s buyer mix is relatively balanced: 39 per cent of clients purchased for investment, 36 per cent for personal use, and 25 per cent treated the purchase as both a lifestyle asset and a long-term holding.
Apartments accounted for 56 per cent of demand by property type, villas 31 per cent, and branded residences 13 per cent. Buyers are becoming more selective, with stronger preference for projects backed by reputable developers, tourism potential, and demonstrable rental demand.
The agency completed transactions with clients from more than 50 countries across that period. CIS nations and Europe together represent 43 per cent of buyers, with Asia at 11 per cent and the Middle East at 9 per cent.
Geographically, demand has spread beyond Muscat. Salalah drew stronger interest in Q1 2026, concentrated around Amazi Hawana Salalah by Muriya by Orascom, partly on the back of its tourism profile and climate. Sohar is also registering early momentum, with the Plumeria project by Sohar Real Estate Development LLC among the developments attracting inquiries.
Whitewill entered Oman in 2023 and opened a dedicated Muscat office and brokerage team in 2024. Its current Oman portfolio covers more than 30 projects from developers including DarGlobal, Eagle Hills, Muriya by Orascom, and Saraya Bandar Jissah, alongside local names such as Alargan Towell and Maysan Properties.
