ORA Developers has begun construction work on Bayn, its coastal development in Ghantoot, after awarding a contract worth AED 142 million to NMDC for enabling works. The company has also opened sales centres in Abu Dhabi and Dubai.
The enabling works contract marks the start of construction on the 4.8-million-square-metre development. ORA Developers plans to begin vertical construction for Phase 1 in the second quarter of 2026.
The company expects more than 5,000 professionals and workers to be on site during peak activity.

ORA Developers has launched showrooms at Al Qana in Abu Dhabi and Jumeirah in Dubai. The showrooms feature visitor journeys and defined zones where guests can explore the masterplan and design of Bayn.
The spaces present the project through a curated experience rather than relying on renders or static displays.
“Breaking ground marks a significant milestone that brings Bayn closer to reality. It follows a comprehensive period of planning, design development, and site investigations that ensured we began construction on solid foundations. Awarding the enabling works contract to NMDC provides us with the technical expertise and disciplined delivery needed as we move toward vertical construction. Our new Signature showrooms in Abu Dhabi and Dubai introduce customers to Baynโs design and vision through a clear, curated experience that reflects the projectโs character and ORAโs human-centric philosophy,” Amr Abdel Moneim, Chief Technical Officer at ORA Developers said.
Phase 1 of Bayn includes approximately 805 villas and townhouses across 10 typologies. The residences range from 3 to 8 bedrooms and are spread across four gated clusters. ORA Developers plans to start delivery by December 2028.
The project launched in May 2025 and is located between Dubai and Abu Dhabi. Bayn features residential living, a marina, sports facilities, and waterfront promenades. The development combines housing with resort-style amenities.
