ONE Development has broken ground on DO Dubai Islands, a hospitality project that will feature hotel apartments integrated with AI technology and music-focused amenities.
The groundbreaking ceremony took place with Ali Al Gebely, Founder and Chairman of ONE Development, and Amr Diab, the music artist and strategic partner in the project.
DO Hotels & Residences will manage the development, which the company describes as the world’s first AI-powered musical hotel apartments. The project combines music, wellness, and technology.

The development will include hotel-serviced waterfront apartments and branded residences. The properties will feature smart design, wellness amenities, and AI-powered personalisation services.
The UAE’s hospitality sector was valued at $23.9 billion in 2024 and is forecast to reach $37.7 billion by 2033, expanding at more than five percent annually. Dubai welcomed 1.94 million international visitors in January 2025, a nine percent year-on-year increase. Regional hotel occupancy averaged 66 percent in 2024.

Property offering and amenities
DO Dubai Islands offers waterfront hotel apartments from studios to three-bedrooms. The units come with freehold ownership, a managed rental pool, and guaranteed returns on investment.
Facilities will include recording studios, wellness spas, sports courts, co-working spaces, and access to Dubai Islands’ beaches and cultural attractions.
Amr Diab, the best-selling Middle Eastern artist of all time, serves as a partner and board member. His role involves channelling his connection to music and culture into the hospitality project.
The project is situated on Dubai Islands, an area undergoing transformation into a tourism destination. Infrastructure investment and national strategies to boost tourism’s contribution to GDP support the area’s development.
The project aims to attract foreign investment, create employment opportunities, and reinforce the UAE’s position as a centre for innovation-led development.
ONE Development recently expanded into Egypt with DO New Cairo, indicating its strategy to build projects across regional markets. The company integrates design, culture, and technology into its developments.
