LEOS Developments has revealed the AI ecosystem that will power LEOS Royal, an AED5 billion-plus master community currently under development in Dubai.
The development is set to become the world’s first AI-powered green community, with technology, sustainability, and modern living integrated throughout the planned environment.
Located in Wadi Al Safa 5 within Dubailand, LEOS Royal aligns with Dubai’s 2040 Urban Master Plan. The community is planned to feature over 16,000 trees, botanical gardens, crystal-clear lagoons, and more than 800 premium villas and townhouses. An interconnected AI infrastructure will support all elements of the development.

The intelligence of LEOS Royal is anchored by the 10 AI Pillars of the Future Living Community framework. This system brings together AI-enhanced wellness, adaptive nutrition, immersive entertainment, self-learning homes, smart mobility, and regenerative landscapes.
The pillars work together to power personalised health environments, interactive community hubs, autonomous shuttles, and AI-driven air mobility.
Nature systems that mimic natural rainfall will operate throughout the community. LEOS Coreโข, the community’s central operating system, manages air, water, energy, predictive maintenance, and sustainable behaviour incentives in real time.
Every element within the development is being engineered to think and interact. Self-watering trees and autonomous lighting will feature throughout LEOS Royal. Home environments will learn and adapt to each resident’s preferred temperature.
The development is described as a “ChatGPT-style community” where homes, streets, and public spaces will communicate and respond in real time.
Residents will have access to smart running tracks that count their steps and landscaped zones where trees water themselves. AI-enhanced safety and healthcare systems will offer support to residents.
Community-wide networks will include AI-enabled security and healthcare capabilities. Household maintenance will be supported by intelligent robotic systems that assist with cleaning, care, and daily living.
