Dubai South Properties has appointed Mohammed Abdulmohsin Al Kharafi & Sons LLC on a contract worth AED2 billion to develop phases of HAYAT by Dubai South, a master-planned community spanning 10 million square feet.
Situated near Al Maktoum International Airport, HAYAT has been planned as an integrated community with access to Sheikh Mohammed bin Zayed Road, Emirates Road, Jebel Ali Free Zone, and Dubai South Free Zone.
The positioning places residents within reach of some of Dubai‘s economic hubs, making it a destination for families and professionals.

The development will comprise approximately 2,500 residential units, with a range that includes townhouses, semi-detached and standalone villas, mansions, apartments, and hotel apartments.
Layouts will span one- to five-bedroom configurations. The homes have been designed around a minimalist architectural approach, offering residents flexibility, privacy, and spaces for contemporary living.
HAYAT will feature a range of wellness-inspired amenities, including parks, shaded walking trails, family play zones, outdoor recreation areas, fitness and wellness facilities, community pools, landscaped gardens, and spaces for relaxation and gatherings. The master plan also includes lagoons and a community lake.

The appointment of Mohammed Abdulmohsin Al Kharafi & Sons marks an important step in the delivery of HAYAT and reflects our commitment towards our investors and the continued momentum across Dubai South, as we expand our residential portfolio in line with the emirate’s long-term urban and economic vision, including the Dubai 2040 Urban Master Plan and the Dubai Economic Agenda D33,” Nabil Al Kindi, Group CEO of Dubai South said in a statement.

“Through this development, we are focused on creating a well-balanced community that combines quality living, connectivity, and lifestyle-driven amenities, while reinforcing Dubai South’s position as a key destination for residents and investors,” he added.
A community mall and retail boulevard will offer shops, cafés, and services. Dubai South’s broader ecosystem already includes public parks, sports courts, retail outlets, a 50,000 square foot hypermarket, a mosque, a petrol station, and a public bus route connecting residents to the Expo Metro station. The area also has a GEMS Founders School, with a 200,000 square foot mall currently under development.
Construction is set to commence in Q2 2026, with the initial phases expected to reach completion by 2028. The project was launched in 2025.
