Dubai-based Mashriq Elite Real Estate Development has commenced construction of Floarea Oasis at Dubai Land Residential Complex (DLRC), marking its fourth residential project in Dubai.
The development will add 257 apartments to Dubai’s housing stock and is scheduled for handover in the first quarter of 2028.
“Floarea Oasis is another milestone project for us and the developmentโs location within Dubailand adds immense value to it with the potential for rental yields in the range of 8-10 per cent and asset yield of more than 12 per cent in line with the overall exponential growth trend of Dubaiโs real estate market,” Kamran Muhammad, CEO of Mashriq Elite Developments said in a statement.
Dubai developer launches Floarea Oasis project with 2028 handover date
The project spans a plot area of 36,915 sq. ft and comprises 129 studios ranging from 410 to 460 sq. ft with starting prices at AED 630,000.
The development includes 102 one-bedroom units of 760 to 860 sq. ft starting at AED 980,000, and 26 two-bedroom apartments of 1,236 sq. ft with prices starting at AED 1.63 million.
Muhammad noted the project has received response from investors amid increasing uptake of off-plan properties in Dubailand this year. Floarea Oasis is flanked by Sheikh Mohammed Bin Zayed Road, positioning it near destinations across Dubai.
“Dubailand is one of the active and established residential communities in Dubai offering a modern lifestyle with all amenities including retail, leisure, healthcare and education facilities available within the master development, adding to the appeal of Floarea Oasis,” he added.
The project is within a seven-minute drive from Academic City and Dubai Silicon Oasis, 10 minutes from Meydan districts, and 20 minutes from Downtown Dubai and Business Bay.
Mashriq Elite plans 1,200 residential units across Dubai by 2027
The development features amenities including a Sky Pool, Kids Pool and Play Area, Splash Pad, Outdoor and Indoor Gyms, a Meditation Deck, Roof Garden, Barbeque Corner and EV Charging Stations. Additional facilities include a Reading Corner, Board Games Corner and Outdoor Table Tennis.
Mashriq Elite Real Estate Development operates across sectors in Saudi Arabia, Singapore, Indonesia and the UAE. The developer plans to add over 1,200 units to Dubai’s residential stock over the next two years. Projects include Floarea Vista in Discovery Gardens, Floarea Grande in Arjan, and Floarea Skies in Jumeirah Village Circle.
Projects in planning stages include Floarea Breeze in Dubai Islands, developments in Meydan District-11 and Dubai Production City, where land parcels have been secured.
