DECA has broken ground on Avana Residences in Jumeirah Village Circle (JVC) following a ceremony on January 10. Piling works and construction contracts are now underway, marking the shift from planning to active construction.
The development comprises studios, one-bedroom and two-bedroom apartments, with completion scheduled for Q4 2027. DECA has structured the project around wellness principles and residential amenities within JVC.
Federal Engineering Consultants serves as master consultant and architectural advisor for Avana Residences.

The firm, which has operated in the UAE for over 30 years, is managing architectural coordination, engineering design and regulatory compliance throughout the development process.
Aviva Collective Design House, led by CEO Dara Young, has been appointed to oversee interior design. The New York-based designer is bringing an international approach to the project’s interiors whilst aligning with the development’s wellness focus.
The interiors incorporate functional layouts, natural light and material selections intended for long-term residential use.
Apartments feature floor-to-ceiling windows, neutral palettes, European appliances, custom cabinetry and bathroom finishes designed to support residential comfort over time.
Amenities include a rooftop swimming pool, fitness centre, yoga and meditation deck, padel court and landscaped social spaces. A children’s play area addresses family requirements within the development.

The project also provides an attended lobby, concierge and security services, and electric vehicle charging infrastructure.
Jumeirah Village Circle offers road connectivity and access to destinations across Dubai whilst remaining within a residential neighbourhood. Off-plan sales are currently underway.
DECA is offering a 60/40 post-handover payment plan, providing buyers with structured payment options for units in the development. Construction is proceeding according to planned milestones.
The January 10 ceremony was attended by DECA’s board members, stakeholders and representatives from Dubai’s real estate industry. Attendees received presentations on the project’s masterplan, design approach and construction timeline.
