ATARA Development has launched The Residences at Sheraton Al Marjan Island Resort following a strategic collaboration agreement with Marriott International.

The development is described as the GCC’s first Sheraton-branded residences and includes 159 branded apartments scheduled for completion in the third quarter of 2028.

Located on Al Marjan Island, the project is positioned near the UAE’s first integrated resort and within what the developer describes as an entertainment hub. Sales are open, with prices starting from AED 2.4 million for waterfront residences.

The residences provide access to a private beach and pools, including a rooftop infinity pool. A wellness hub includes a 9,000 sq ft gym, yoga studios and a spa.

Social facilities include a sky kitchen, rooftop lounge and a 7,000 sq ft nightclub . Family amenities include indoor and outdoor children’s play areas, a gaming zone and an outdoor cinema.

Ownership includes access to ONVIA, Marriott International’s owner recognition platform, which provides benefits from the point of purchase. These include Marriott Bonvoy membership, curated experiences aboard The Ritz-Carlton Yacht Collection, up to 20 per cent off resort dining and concierge services.

The residences are backed by ATARA’s in-house construction and development teams and operate under licence from Marriott International.
