ATARA Development has begun construction on The Residences at Sheraton Al Marjan Island Resort, marking the first Sheraton Residences project in the GCC region.
The developer has completed 5 per cent of the overall construction work, with enabling works now underway on the beachfront development.
Rakhat Construction, ATARA’s construction division, has finished soil improvement works and shoring on the site. Excavation work is now proceeding on Al Marjan Island, with the project targeting completion in Q3 2028.

ATARA Development has started construction before opening sales for the project, a strategy that differs from standard practice in the UAE real estate sector. The approach demonstrates the company’s financial position and construction capability ahead of the sales launch.

The development will comprise 159 beachfront units positioned alongside the Sheraton Al Marjan Island Resort. Residents will have access to more than 50 amenities on site. The project represents one of a limited number of Sheraton-branded residences operating globally.
The Residences at Sheraton Al Marjan Island Resort forms part of ATARA Development’s portfolio, which includes plans for more than 1 million square feet of developments over the next two years in the UAE.
