The focus is on walkable areas, retail access, schools, and wellness facilities. This trend highlights the demand for mixed-use communities that enhance the quality of life.

Key points

  • Dubai homebuyers now prioritise location and lifestyle over price, says TownX Real Estate.
  • Buyers seek walkable communities with retail, schools and wellness facilities nearby.
  • Demand is strongest for mixed-use developments enhancing quality of life in Dubai.

63% of homebuyers in Dubai now place location, community amenities, and lifestyle value above price when purchasing property, according to data from TownX Real Estate Development.

The developer, which manages an AED 4 billion project portfolio, derived the statistics from proprietary data, customer insights, sales performance, market trends, and analysis conducted over the past six months.

The findings show that buyers focus on walkable communities, access to retail and F&B outlets, proximity to schools, wellness facilities, and lifestyle experiences rather than cost considerations.

Mixed-use communities drive Dubai property demand as buyers seek lifestyle value

“This is what we’ve been seeing on the ground. Today’s buyers are seeking a complete lifestyle when purchasing a property, and do not settle for the basic real estate purchase. Communities that offer strong connectivity, modern amenities, and thoughtful design are now commanding significantly more interest than properties judged solely on price,” Haider Abduljabbar, Executive Director at TownX said in a statement.

The data reveals that demand is strongest in mixed-use, master-planned communities that combine residential, retail, and leisure elements. Buyers demonstrate a willingness to invest in developments that enhance their quality of life.

TownX attributes the shift to Dubai’s real estate landscape, where end-users and investors prioritise livability and community-centric environments.

“Given the realities on the ground, we’ve aligned our development strategy with these evolving expectations. Our goal is to create human-centric, accessible communities that resonate with modern homeowners offering the right mix of convenience, comfort, and value for years to come,” Abduljabbar added.

TownX manages a pipeline of residential and mixed-use projects across locations in Dubai. The company reports interest from local and international buyers drawn to the emirate’s economic momentum, infrastructure development, and lifestyle offering.
