Renters hunting for a one-bedroom apartment in Dubai for AED 60,000 a year or less have six communities to consider, according to Property Finder’s November Community Insights report.

International City comes in cheapest, with an average annual asking rent of AED 45,749 for a one-bedroom unit. Al Nahda and Al Warqa’a both sit at AED 55,000, while Deira, Al Warsan and Dubai South round out the list at AED 60,000 each.

The November edition expands Property Finder’s coverage from 40 to 50 Dubai communities, adding ten new neighbourhoods to its comparison of rental budgets, asking sale prices and community review ratings. International City, Al Warqa’a and Al Warsan are among the new entrants, meaning all three appeared in the affordable-rental list for the first time this month.

For prospective buyers, International City also offers one of the lower entry points in the expanded dataset, with an average one-bedroom asking sale price of AED 813,000. Al Quoz, another new addition, comes in at AED 950,000, while previously covered Town Square sits at AED 930,000.

At the AED 100,000 annual rental mark, two of the new additions offer a mid-tier comparison: Mirdif and Mohammed Bin Rashid City both record average one-bedroom asking rents of AED 100,000, with community review ratings of 4.4/5 and 4.3/5, respectively.

Property Finder noted that all figures reflect average listing prices over the preceding three months, not completed transactions.
