A renovated villa in Meadows 7 has let for AED 1,600,000, setting a new rental record for unfurnished villas in the community. Allsopp & Allsopp brokered the deal on the 7,400 sq. ft built-up property, which sits on a 9,200 sq. ft plot and was renovated by Elysium.
The brokerage credits the result to the quality of the renovation, saying the finish and execution gave the property a clear edge over comparable stock in the community.
“This is one of the finest renovations The Meadows has seen. There were no shortcuts and no unnecessary noise, just a properly executed home that deserved a result to match. Getting the positioning right from day one was key. The right property, the right positioning and the right result,” Callum Bull, Lettings Consultant at Allsopp & Allsopp said in a statement.
“The Meadows remains one of Dubai’s most enduringly popular villa communities, and this deal shows exactly why. It reflects the expertise we’ve built across Dubai’s villa communities, in The Meadows and beyond, not only in sales but in lettings too. In Meadows alone, we’ve held an 8% market share by sales volume throughout 2026 to date, and that same strength is carrying through into the rental side of the business. When a property is renovated to this standard, tenants recognise the value immediately, and the market responds accordingly. Records like this one are a strong signal of where quality-driven demand in the rental market is heading,” Lewis Allsopp, Chairman of Allsopp & Allsopp added.
The deal gives both landlords weighing a renovation and prospective tenants a concrete reference point for what a fully finished villa at this specification can command in the community.
